It's entirely too easy to flood the field with Clues with Tireless Tracker's when lands enter the battlefield triggered ability.
You got the basic land searchers that put them into play. Nissa's Pilgrimage gets things going early with Forests but Nissa's Renewal puts the game away when you can bring out Forest ,Plains , or Wastes -- all basic lands.
Evolving Wilds is great alongside T.T. because it'll enter, you'll get a Clue and then you tap it to search for any of the basic lands (Forest/Plains/Wastes) they also enter to trigger T.T. to give you another Clue, 2 in one turn.
The Wastes are for Eldrazi Displacer which allows you to flicker Archangel Avacyn
to give everything Indestructible and when something dies and she flips you can act in response to her activated ability going onto the stack before it's dealing 3 damage. Flicker Avacyn, the Purifier and have it re-enter as Archangel Avacyn
giving your creatures Indestructible BEFORE the 3 damage is resolved on the stack and dealt to everything.
That or use Survive the Night to save your Tireless Tracker if nothing else.
Eldrazi Displacer can also flicker Thraben Inspector for more ETB Clues which the more clues you sacrifice the better.
Plenty of cards trigger effects for sac'ing Clues. Plus you draw cards refilling your hand. Card advantage is always powerful.
That or hold onto them for Confront the Unknown making whatever goes through unblocked hit harder or surprise them with a buff to kill off a blocker.
Graf Mole in multiples is great lifegain. Remember Collected Company can possibly put 2 or more into play on T4.
You'll have a bunch of clues saved up in no matter of time at all and if they try to remove Graf Mole you can act in response, tap for mana, and sacrifice the clues to gain a bunch of life before the Graf mole's go bye bye.
If you manage to have Alhammarret's Archive in play at the same time the life gain is insane. The other card that gains us life is Nissa's Renewal which goes from 7 to 14.
Felidar Sovereign could be a nice Wincon in this deck.
Alhammarret's Archive also lets you draw 2 for every Clue you sacrifice.
Ulvenwald Mysteries gives you 1/1 Human Soldier for sac'ing Clues. It also gives you some payback if you chump block with Thraben Inspector or anything gets removed. Something dies and you get more Clues.
It's entirely possible to draw 6 cards, get three 1/1 Human Soldier, put 3 +1/+1 counters on Tireless Tracker, and gain 18 life all in one turn by sac'ing just three Clue in this deck.
Hope you like this.
Next I'm working on splashing into this which thins out how many of the cards we can run of each key player but so many good Investigate cards in blue like Erdwal Illuminator that I gotta try a Bant Company variant of this deck. (yes i know this deck title is popular in Standard and describes a different deck). From there I might try a Temur variant. Might even go four color with Cryptolith Rite, who knows.

( Check them out.)Those are my variants of this that's just more focused.
As much as I like the flickering of Avacyn aspect of this deck there is way more synergy here to be had with Lifegain and Clues via .
Felidar Sovereign replacing the Archangel Avacyn's and running more Tamiyo's Journal than just the one-off because through it and using 3 Clues we tutor up the Felidar Sovereign fairly regularly allowing us to win via Lifegain frequently enough.
Also note that Tamiyo's Journal lets us sac 3 clues for free, without paying but it'll still trigger all the cards effects for sac'ing a clue.
I've built quite a few Investigate Decks.
