You should just change the lands to however you actually would run them, if you had infinite monies. Who cares if you don't actually own them.

That being said, I can't tell if this is meant to be competitive or not. You have stuff from Innistrad block, but no Blood Artist , or Cartel Aristocrat to go with it. There are some good threats in there like obzedat and blood baron.

If you're running Exquisite Blood you might as well have Sanguine Bond instead of Vizkopa Guildmage

Replace One Thousand Lashes with Sinister Possession

Orzhov Charm is useless here because you have no positive auras. Gift of Orzhova is fine here. Remove Stab Wound . Teysa works well with the aforementioned aristocrat, and gift of orzhova.

High Priest of Penance is good lockdown, especially if you pump him.

Debt to the Deathless is too expensive, even with the extra mana from crypt ghast.

Immortal Servitude is all over the place, and so are the costs of your creatures, making it less cost efficient.
