I'd add 2 more Isolated Chapel , 1 more Vault of the Archangel , and 1 or 2 Griselbrand just as a bonus. Deck looks really good Btw +1

Thanks guys! Those suggestions are really solid! I wish I had the cash to put in more Isolated Chapel s, but since I don't have enough money to build this deck anyway, why not! Let pipe dreams be pipe dreams.
The Mikaeus, the Unhallowed can definitely be improved upon. After some play-testing, here's the pattern I'm seeing - if the game gets to a point where I'm even worrying about reanimation strategies, it means that the rat component has been shut down and that I probably need another way through to victory. Since Mikaeus, the Unhallowed is more about boosting the other creatures (which have probably been shut down) than about providing an alt win con, I should swap him out.
Considering both of those, I'll make the changes of -1 Swamp , -1 Plains and +2 Isolated Chapel . I'll also do -2 Mikaeus, the Unhallowed and +2 Nefarox, Overlord of Grixis .
Like I said, if I'm doing reanimation, it's because I need another way to deal damage, and flying is a better evasion method than intimidate. It also whittles down my opponents army through sacrifice, and in general, that card caters to a scenario where I need my main army to stay untapped for blocking/they can't do enough damage, and where Grixis is the only one dealing damage.
Thanks again, and let me know how else I can improve the deck (especially the side board!)

might want to consider splashing green and Abrupt Decay if you really are being honest about price. It will remove those pesky Oblivion Ring s/Detention Sphere s that could slow/hurt/kill your rats. Or even some kind of hexproof or counterspell to keep them from going away.
idk options. but yea, Detention Sphere ... not good...

Damn, I love it, I've been thinking of a way to make this work for a long time.
Also, I find card:Altar's Reap to be a very useful card in your deck, it triggers morbid, chumps a removal and draws you cards.
Slum Reaper Is a cute creature for this deck too, it gives you morbid, and forces the opponent to give up one of their creatures, while letting you sac a Doomed Traveler or something, not to mention it has a nice body to trade with stuff (Anything that trades with the Thragtusk and the Loxodon Smiter in this standard is good for me)
Desecration Demon Seems like a mainboard must in my opinion, a morbid activator, an ever growing threat and a finisher if left alone.
Also, I'd trade Ultimate Price for Oblivion Ring in your main, just because Olivia Voldaren , Huntmaster of the Fells Flip and Tamiyo, the Moon Sage are horrible, awful things in this standard.
Finally, good luck with this, and hope Orzhov brings you awesome toys in Gatecrash

I've had a non standard version of this deck that I've been working on for awhile, but I couldn't figure out what it was missing, This deck gave me the Ideas for exactly what I need, +1 from me

This idea is the best use of Pack Rat that I have seen yet. +1 for just wow
I would however reconsider Mikaeus, undying doesn't work on tokens.
maybe:
< -2 Mikaeus /+2 griselbrand >
I'd even consider:
<-2 Mikaeus, the Unhallowed / +1 Griselbrand / +1 Liliana of the Dark Realms >
My reasoning for the LotDR is that she gives card draw. Card draw that might I mention can be discarded if you don't need the land, while thinning out the deck so you get more playable draws.
(Just noticed your post about price)well, if you have them then consider putting them in.
Another side thought since a lot of your cards give token value and you're running white you could also consider Intangible Virtue Who doesn't like buffed tokens with vigilance? your opponent.
