Man Lands- Good or Bad

I have only been playing for 4 months or so and have no experience with this kind of mechanic but it looks to be coming back in a big way.
Nissa's Ultimate ability and the new zendikar Awakening Ability etc.
Thing is I see a lot of downside in turning lands (a permanent that is practically unremovable) into creatures unless you have more mana than you would ever need.
Suddenly your land is vulnerable to boardwipes, creature removal and burn spells?
The benefit though is perhaps you can now go very heavy on land since they fill both creature and mana slots in your deck?

A good way to think about the Manlands specifically is that they essentially put you up a card.
Imagine a game were all your nin land cards trade for other players cards, E.g. 4 creatures trade with your opponents 4 removal spells and your 4 removal spells kill their 4 creatures. The rest of your cards are lands, Who wins? The players with Manlands like Creeping Tar Pit and Celestial Colonnade or the player without?
Now for your Nissa question. It depends if you mean the flip walker or Nissa, Worldwaker. The flip Nissa gets around Wraths in the Standard format as it makes 6 lands that you control into Creatures they are unaffected by summoning sickness as the permenant in question had been on the battlefield since the beginning of the last upkeep.
And as the first post says, If you are playing and you have gotten to the point where you can flip walkers and/or ultimate Worldwaker your opponent is in rough shape regardless.

Well manlands like Mutavault were a plague on standard, and were in literally every deck. If they introduced a cycle, like the WWK cycle, it'd be pretty balanced, I guess.

First off, man lands is a specific term in Magic that in indicates (usually) comes-into-play-tapped lands that have an activated ability. Nissa ultimate or Dark Depths are not man-lands, while Celestial Colonnade and Treetop Village are man-lands.
The reason why they are good is that they serve a dual purpose - a mana source and a win condition. Usually, when you turn to your lands for beatdowns means two things:
1/ you have run out of relevant things to do - both players are topdecking, but one of them has the advantage of man-land; even if he/she bricks on the draw, he/she can still do something relevant.
2/ You have answers only in your hand and you need a way to ask questions - generally seen in UWx control decks in Modern, Celestial Colonnade provides a beatstick with evasion, while you keep several answers in hand.
