How does Teetering Peaks work?

I understand how it adds +2/0 to a creature when it's initially played, and that it is a land. The question I have is it worth one or two mana(One for being a land and one for the tap text) when it's tapped?

Please don't be too harsh, I've only been playing for about a week or so. :)

It comes into play tapped, which does not give mana. When it untaps you may tap it for one mana. So it will only every give you one for each time you activate it.

So after it's initial +2/+0 it behaves as a land basically? Does it count as you playing a land initially then? Or can you play a land and then play the Teetering Peaks ?

You can only play one land that turn and since Teetering Peaks 's card type is land then that is the only one you can play that turn.

After its initial triggered ability it behave just as any other land
